We recommend this practice, especially when you decide to send deposit to reserve the property, or even buy it on-line, without visiting it personally. To reserve a property you like, you have to send a deposit equal to 10 % from the price. After you send an inquiry about a property, we will send you calculations about the exact amount you have to deposit, along with detailed instructions about the payment procedure. In case you want to visit the property before reserving or buying, it is important to know that we do not charge “Viewing fee”. You only have to pay the transport expenses, equal to 20-euro cents per kilometer.

As you probably know, laws in Bulgaria do not allow foreigners to possess land. However, according to the law, you can establish and possess a Bulgarian company, which can own the land that comes with the property. Considering this, after you send deposit and reserve a property (house, apartment, office, store, land, etc.), we will register a Bulgarian company, owned by you, which will buy the chosen property. The company can be owned by one or several people (like a married couple for example). For company registration we charge 560 euro (this includes all the taxes and the attorney’s fee).

After the company is registered, we will buy the property on the name of your company. From this moment you will be the only owner of the property and can do whatever you want with it. The whole procedure from reservation to signing the final deeds for the real estate takes from 20 to 45 days. For our help and assistance we charge you 3 % from the price of the property (but at least 500 euro). The governmental and notary fees vary according to the price of the property, but usually come up to 200 euros.
